If you’re wondering how to buy a home in Maui, where to start, what it costs, or whether now is a good time to buy, you’re not alone. These are some of the most common questions buyers are asking, and understanding the process before you begin can save you time, money, and frustration.
There is no universal answer to whether it’s the “perfect” time to buy. The right time depends on your goals, budget, financing, and how long you plan to own the property.

Not every Maui property can legally be used as a short-term vacation rental.
Vacation-rental regulations can vary depending on the property, zoning, location, and applicable county and community rules. Regulations can also change, making it especially important to understand the current requirements before purchasing a property based on anticipated rental income.
If generating rental income is part of your plan, don't assume a property is vacation-rental eligible simply because other nearby properties are being rented.
